Requirement

Long term (from new) water leak to curtain wall façade to two penthouse apartments.

Water coming down the inside face of the curtain walling at ceiling level.

Neil suggested there was a possible issue with the perimeter membrane which may have been omitted during the primary installation phase. A low level destructive investigation was required to confirm this theory. Plaster board was removed to gain access to the ceiling void above to allow a detailed inspection. This confirmed the membrane had been omitted during the initial installation phase.

Having established the omission of the membrane Neil advised the client that the only effective way to stop the leak was to retrospectively install the membrane. A report was provided for the clients consideration which included detail findings with recommendations outlining the remedial works required.

In this situation, as works were outside the warranty, Edson Windows Ltd was engaged to provide operatives to carry out the remedial work.

Three years later we still have a water-tight building and we have retained Edson Windows as our consultant for on-going façade guidance.
